Highway Access: This property will be accessible from Hwy 80 and Legacy Park. The 3 lane paved road ends at the south end of Legacy Park off Hwy 80. A road will have to be build under the I20 bridge along the side of the railroad. Initial engineering for this road has been done. There is only an old dirt road now, but the property had a road bed started on the Hwy side of the property.

Area Description: The area has both industrial and Retail. The I20 Hwy49 interchange is one of the most traveled interchanges in the state of Mississippi. This interchange is the exit for Pearl's outlet mall which has Bass Pro, Sam's Club, Trustmark Park Baseball Stadium, and the Outlet's of Mississippi stores. Across I20 is Goodyear and the Flying J Truck Stop. On the south on Hwy 49 in Richland is numerous equipment and Truck dealerships and the largest industrial park in the area. The Kansas Southern Railroad is on the western boundary. Adjacent to the railroad to the west is Arrow Material Services and Kansas Southern Rockyard.
